Abstract

Adaptive reuse of historic buildings has emerged as an important architectural strategy for reconciling heritage conservation with contemporary functional, social, environmental, and economic requirements. Rapid urbanization, land scarcity, changing patterns of occupation, and increasing awareness of embodied carbon have encouraged architects and planners to reconsider the demolition and replacement of older structures. Adaptive reuse involves the sensitive transformation of existing buildings for new or modified functions while retaining significant architectural, historical, cultural, and social characteristics. This research paper examines the principles, opportunities, challenges, and contemporary strategies associated with adaptive reuse. It explores the relationship between heritage conservation and modern interventions, emphasizing the importance of cultural significance, architectural integrity, structural assessment, building performance, accessibility, fire safety, energy efficiency, and contemporary user requirements. The paper discusses how historic buildings can be transformed into museums, cultural centres, educational institutions, offices, hotels, housing, commercial spaces, and community facilities while retaining their essential identity. Particular attention is given to sustainable design, embodied carbon, material conservation, energy retrofitting, digital documentation, Building Information Modelling, and climate-responsive interventions. The paper also examines the tension between preservation and transformation, arguing that successful adaptive reuse should neither freeze historic buildings in an unchanging state nor compromise their heritage value through excessive modernization. Instead, adaptive reuse should establish a meaningful relationship between existing fabric and new interventions. The study identifies economic feasibility, regulatory requirements, structural limitations, accessibility, fire safety, technological integration, and the risk of commercialization as significant challenges. It concludes that adaptive reuse can provide an effective pathway toward sustainable urban development when heritage significance is carefully assessed and contemporary interventions are designed to be compatible, legible, reversible where possible, and environmentally responsible. By connecting the memory of the past with the needs of the present, adaptive reuse can contribute to culturally rich, economically viable, socially relevant, and environmentally sustainable cities.
